Opry99er Been on the phone quite a bit today... Got some good things going on. I'll update more when I have something concrete, but it looks like we definitely qualify for the USDA loan.

Opry99er Well, did some researching and it looks like I qualify for a USDA Rural Development Guaranteed Loan. The only thing that might be sketchy is the credit score... Household income, property type, property area, all fit the requirements.

My bank sends me a quarterly report on my credit score and the last one was 670... You need a 640 to qualify for one of these loans. I'm wondering if the 670 is just off one of the bureaus or whether it is an average of all 3 or how that all works...

Might have to make some phone calls tomorrow.

Opry99er BTW, if anyone wants to buy the place cash and sell it to me, I'll happily tack on 10k to the principle and pay one-over prime on a 15 year note... You stand to mop up.

Opry99er Yep... That's what I had in mind immediately... Putting my old Christmas trees under the dock every year to give the crappie some cover and structure... Permanent mount for my IceMachine... All this ran through my head.

And then I realized I'm 6 months away from being ready and my chest was ripped open.

Opry99er And the last time i checked the ol' credit score, i was at 670... Making steady, on-time payments on two open lines of credit... 6 more months and Ill be in position. Cruel, man... Cruel.

Opry99er Man I wish I qualified for a loan NOW.

I have a CD coming up in Feb and should have a hefty tax return.... Could throw down 10k cash on a down payment...

It won't be there though. I have a feeling it'll be gone by January.
